Can You Walk on a Silicone Roof Coating? Walk Pads, Granules & High-Traffic Roof Areas Explained
Yes — you can walk on a silicone roof coating, and your HVAC tech, your elevator contractor, and your own maintenance crew will. The real question is where they walk. Silicone is a soft, flexible membrane that gets noticeably slick when wet, and repeated foot traffic in the same lanes wears the coating thinner than the rest of the roof. On a properly installed commercial system, that’s solved during application: the contractor broadcasts non-slip granules or applies a dedicated walk-pad coating along the paths people actually use. Skip that step and you’ve built a slip hazard and a premature wear point into a roof you expected to last 20 years.
Why foot traffic is a real problem on a coated roof
A silicone restoration coating is typically applied at roughly 20 to 30 dry mils depending on the warranty term — 20 mils for a 10-year warranty, closer to 30 for a 20-year. That’s thin. It’s plenty for weather, UV, and ponding water, which is exactly what silicone excels at. It is not designed to be a sidewalk.
Two things happen when people walk the same path repeatedly:
- The coating thins where it’s walked. Grit tracked in on boot soles acts like sandpaper. Service zones around rooftop units lose mil thickness faster than the open field, which means the most-trafficked part of your roof is also the first part to fail.
- It gets slippery. Cured silicone has a low-friction surface. Add dew, light rain, or morning humidity and a coated roof becomes genuinely hazardous underfoot. This is the single most common complaint building owners raise about silicone, and it’s the one that carries liability.
Neither issue is a reason to avoid silicone. They’re a reason to specify traffic protection before the crew shows up, not after someone slips.
Granule broadcast: the standard fix, done during application
The most common approach is to broadcast colored EPDM roofing granules into the silicone topcoat while it’s still wet. The granules embed as the coating cures, creating a rough, non-skid surface that also absorbs impact and adds UV protection. Once the coating has fully cured, the crew vacuums off any loose granules so they don’t wash into drains.
The timing matters and it isn’t flexible. Granules have to go down while the second coat is still tacky — usually within an hour or two of application depending on temperature and humidity. There’s no way to add them later without recoating that section. If nobody discussed traffic areas during the walkthrough, they won’t get done.
Most manufacturers offer granules in a safety color (bright yellow is typical) specifically so the path reads as a designated walkway. That’s not cosmetic. A marked lane is what actually keeps a service tech from cutting diagonally across your seams.
Walk-pad coatings for heavy-traffic zones
For roofs with genuinely heavy traffic — a warehouse with a dozen rooftop units, a building where HVAC service is monthly, anywhere a contractor stages tools — granules alone may not be enough. The step up is a liquid-applied silicone walk pad: a high-build, heavily filled silicone laid down in a defined path.
These go on far thicker than the field coating. A typical liquid walk-pad product is applied at about 1 gallon per 17.5 square feet — roughly 90 wet mils, curing to around 56 dry mils. Compare that to the 1.5 to 2 gallons per hundred square feet per coat used on the open roof and the difference is obvious: the walk path is built to be sacrificial and replaceable, so the roof underneath isn’t.
Factory-formed walk pads (typically ½ to ¾ inch thick, in 2’x6′ or 3’x4′ sheets) are the other option, though on a coated roof the liquid-applied version is usually cleaner because it bonds monolithically instead of creating an edge for water to sit against. Either way, wearing-surface warranties on walkway products typically run 5 to 10 years — shorter than the roof warranty, because the walkway is expected to be renewed while the roof is not.
What to specify before the job starts
Walk your roof with the contractor during the assessment and point out every place people actually go. In practice that’s:
- The path from the roof hatch or ladder to each rooftop unit
- The service side of every HVAC unit, where a tech stands to pull panels
- Around skylights, exhaust fans, and any equipment on a maintenance schedule
- Anywhere a subcontractor stages material — antenna work, solar, sign service
Then get it in writing: which paths get granules, which get walk-pad coating, and who is responsible for re-marking them at the next recoat. Manufacturers generally require designated walkways on high-traffic roofs as a warranty condition. A claim denied because a service tech wore through an unprotected path is a bad way to learn that.
One more thing worth doing on day one: post a simple sign at the roof hatch telling anyone accessing the roof to stay on the marked path, and pass that instruction to your HVAC vendor. The best walkway system in the world doesn’t help if nobody knows it’s the route.
