Hail, Wind and Storm Damage on a Silicone-Coated Roof: What Holds, What Fails, and How Insurance Sees It
The short answer: a silicone-coated roof generally handles hail and wind better than the aging membrane underneath it, and storm damage that does occur is far cheaper and faster to fix. Silicone stays elastic for its entire service life, so hail energy gets absorbed instead of cracking a brittle, chalked-out surface. And because a coating is a seamless membrane with no laps, fasteners or exposed edges, there is almost nothing for wind to grab and peel. When something does get through — usually a puncture from wind-driven debris, not the hail itself — the repair is a localized patch measured in hours, not a tear-off measured in weeks.
Across the PA, NJ, DE, MD, OH and WV footprint, the roof that fails in a summer storm is rarely one that was healthy the day before — it was already 15 years into a 20-year life and finally ran out of margin.
What silicone actually does under hail and wind
Two properties do the work here, and both are inherent to the chemistry.
- Permanent elasticity. Silicone does not oxidize, chalk out or embrittle under UV the way acrylics and older membranes do — a 12-year-old coating still stretches, so a hailstone impact deforms it rather than fracturing it. FM Approvals has awarded a Severe Hail classification to a silicone system (Gaco’s spray polyurethane foam with a GacoFlex silicone topcoat), which Gaco notes was the first reflective silicone assembly to earn it.
- No seams and no fasteners. Wind damage on a commercial roof almost always starts at a discontinuity — a lap seam, a fastener plate, a loose termination bar, an unbonded edge. A fluid-applied silicone coating is one continuous membrane bonded across the entire field, so there is no starting point for uplift. Complete roof systems incorporating silicone coatings are tested for wind uplift under FM 4470, the same standard applied to conventional systems.
The honest caveat: a coating is a waterproofing layer, not armor. It won’t stop a wind-thrown branch or an unsecured rooftop unit from puncturing the roof. What it does is keep small impacts from becoming leaks and keep the assembly from unzipping in high wind.
What storm damage looks like on a coated roof
Knowing what to look for keeps you from panicking over cosmetic marks or missing something real. The distinction insurers use is functional damage — anything that compromises waterproofing or shortens service life — versus cosmetic marking, which typically isn’t covered.
- Punctures and tears from debris impact — the real problem, and usually obvious: a break in the coating with substrate visible.
- Blistering or delamination around a damaged area, where water got beneath the coating and started working sideways.
- Damage concentrated at details — curbs, penetrations, drains, parapet corners. Storms find the detail work first, which is why how those areas were originally treated matters.
- Displaced rooftop equipment that scraped or gouged the coating on its way across the roof.
- Trapped moisture with no visible entry point — the one that surfaces as an interior leak weeks later, which is why an infrared scan is worth doing after a major event even if the surface looks fine.
What you generally won’t see on a healthy silicone roof is the classic hail bruising pattern that condemns a membrane, because the coating flexed instead of cracking.
Why repairs are hours, not weeks
Repairing a silicone-coated roof is a same-day, same-material operation, which is why the “silicone roofs are hard to repair” claim is mostly a myth. A proper repair runs like this:
- Power wash the repair zone and let it dry completely.
- Remove loose or blistered coating and any failed patch material.
- Mechanically abrade the cured silicone surrounding the repair until it’s slightly rough to the touch — silicone bonds to silicone, but only to a prepared surface.
- Apply a silicone base layer at a minimum of 20–30 wet mils, embed polyester reinforcing fabric so it extends well past the edges of the defect, then saturate the fabric fully so no fibers are exposed.
The repair chemically becomes part of the existing roof — no seam, no patch edge to fail later, no compatibility question. Compare that to a 15-year-old membrane, where matching material may no longer be manufactured and every patch introduces a new seam. And if the roof was never coated in the first place, a storm that finishes off an already-marginal membrane puts you into a full replacement at $8–15 per square foot instead of a restoration at $3–6 per square foot — a 50–70% swing, on a 1–3 day install rather than weeks of demolition and disposal.
How insurance treats a restored roof
Commercial property policies settle roof claims one of two ways. Replacement cost value (RCV) pays what it costs to make the roof whole, less your deductible. Actual cash value (ACV) pays that minus depreciation for the roof’s age and pre-loss condition — on a 15- or 18-year-old membrane, that can cut a settlement roughly in half, and you cover the difference. Check which one you have now, not after a storm.
Three things consistently decide how a commercial roof claim goes:
- Pre-loss condition documentation. Inspection reports, maintenance records and dated photos showing the roof was sound before the event are the strongest position you can hold. A restored roof with a documented moisture scan, thickness records and a maintenance file is a very different conversation than an undocumented one.
- Timing. Insurers prefer inspections within roughly 30–90 days of the loss. A June storm whose leaks surface in October is a much harder claim.
- Who inspects. A commercial roofing professional who can document damage across the field, details, drainage and metal carries far more weight with an adjuster than a general assessment.
Restoring a roof ahead of storm season also removes the depreciation trap: a newly coated roof carrying a 20-year warranty isn’t an asset an insurer can discount to nearly nothing.
What to do after a storm — and before the next one
If a storm just came through: get the roof inspected and photographed within days, not months, and document everything before repair work starts.
