When to Choose Silicone

Choose silicone coating when:

  • Your roof has ponding water. Any area that holds water for more than 48 hours after rain will destroy acrylic. Silicone is specifically engineered to be submerged without degrading.
  • You’re in a high-rainfall region. The Gulf Coast, Southeast, Ohio Valley, Mid-Atlantic, and Pacific Northwest all get enough rainfall that silicone’s waterproofing advantage matters significantly.
  • You want maximum lifespan. A properly applied silicone coating system can last 20+ years and be re-coated to extend it further — potentially indefinitely.
  • The manufacturer warranty matters. Most manufacturers offering 10–20 year NDL (No Dollar Limit) warranties require silicone systems, not acrylic.

When Acrylic Might Make Sense

Acrylic coatings can be the right choice when:

  • You’re in a low-rainfall, dry climate (think Arizona, Nevada, parts of California) with minimal ponding
  • Budget is extremely tight and you need the lowest possible upfront cost
  • The roof has excellent drainage and no ponding issues whatsoever
  • You’re coating a metal roof in a dry region where dirt pickup would be more noticeable with silicone

Even in those cases, silicone typically delivers better long-term value when you factor in the longer lifespan and reduced re-application frequency.

What About Polyurethane Coatings?

A third option is polyurethane (polyurea or aliphatic urethane). These are harder, more impact-resistant coatings — better suited for roofs with foot traffic or mechanical equipment. They’re also more expensive and harder to apply. For most standard commercial flat roofs, silicone remains the best balance of performance, cost, and longevity.

The Dirt Pickup Issue with Silicone

Silicone’s one known drawback is that it attracts and holds dirt over time, giving the roof a gray/dark appearance. This is purely cosmetic — it does not affect waterproofing performance. The dirt doesn’t damage the coating. If appearance is a concern (visible from neighboring buildings), some contractors apply a topcoat specifically designed to reduce dirt pickup.
